Make measured and photographic surveys. Review the sites planning history against local and national planning standards, identify potential footprint and building envelope. Produce a constraints and opportunities study which identifies the best parts of the site / building, its views, light, movement, and highlights challenging areas, a map which helps shape layout options.

A variety of design layouts will be produced. These will be compared with the brief while pros and cons will be discussed against planning and construction issues. An option will be selected for developed design, possibly a combination of options, or something fresh and unique resulting from discussions.

Create a presentation for pre-planning advice with the local planning authority. Dependant on the scale of the selected design, pre-planning will help establish contact with the planners, see if the design can get outline support before producing too much work and the design becomes open to a public planning process.

The chosen design will be expanded addressing comments from pre-planning discussions, further information about styling, form and materials added.

Detail is added to drawings and documents which will be submitted for planning approval. This may require input from other consultants and could include ecological and tree surveys, assessment of flood and environmental impact, conservation, heritage, and planning reports or other specialisms as required by the local planning authority. Once submitted, liaise with the planners to ensure a smooth planning process.

Produce drawings and other information for how it will be built. Coordinate with structural and other engineering disciplines as required. Conduct a tender process for potential contractors and evaluate prices with potential specification changes to keep within budget. Provide information for building regulations approval.

Support client and builder during the construction stage, advise on specific aspects of the construction when design expertise is needed, manage changes as required ensuring design principles are carried through to completion of the build.
